Elevation buys you more ultraviolet exposure than most of the country deals with, and the Wasatch Front hands it out generously on south and west facing runs. Every material responds to that, just differently. Wood dries and turns gray and its finish breaks down. Vinyl depends on its formulation to hold color. Powder-coated metal handles it well. Composite sits somewhere in between depending on what it is made of. None of that means a material is bad, but it does mean the sales phrase maintenance-free deserves a follow-up question.
Wind is the second force, and it is a design factor rather than a material one. Along the benches, near canyon mouths and out on the open west side, wind is a regular event rather than an occasional storm. A solid privacy fence is a sail, and it hands every bit of that load down into the posts and their footings. That is why the same fence built in a sheltered interior subdivision and on an exposed lot should not be built identically, and why an honest contractor asks about your site before recommending a panel style.
Wood earns its place by being built on site. It follows a slope, jogs around obstacles, gets built to whatever height and pattern you want, and looks like a fence in a way manufactured panels sometimes struggle to. Cedar is more stable and rot resistant and takes a finish beautifully. Treated pine is the value option and is protected against rot and insects, but it moves more as it dries. Either way, you are buying a material that responds to weather rather than ignoring it.
That movement is the honest trade. Boards shrink and gaps open, some pickets cup or twist, and the ground line is where posts eventually fail because that is where wood meets moisture. Staining or sealing is the ongoing chore, not a one-time step, and it is what keeps the color rather than letting it weather to gray. Choosing gray on purpose is completely legitimate. What is not legitimate is expecting a wood fence to hold a fresh stained look with no further attention.
Vinyl is what people pick when they are done with the stain rag. It does not rot, insects ignore it, and its color goes all the way through rather than sitting on the surface, so it does not need a finish. Washing it occasionally is close to the entire maintenance obligation, and for a lot of homeowners that alone settles the decision. It is a genuinely low-effort material, and the low-effort claim is one of the few marketing lines in fencing that mostly holds up.
Two caveats belong in the conversation. Ultraviolet exposure is what works on vinyl over the long run, and panel quality varies widely in how well it resists that, so what you buy matters more here than in a cloudier climate. And a solid vinyl privacy panel catches wind fully, with the posts and their internal reinforcement doing all the holding. On an exposed lot, ask about post reinforcement and spacing, or choose a lattice or spaced top so air has somewhere to go.
Both of these solve the wind problem by refusing to participate in it. Air passes straight through an ornamental aluminum panel or chain link fabric, so there is very little surface for wind to push on and far less load reaching the posts. On a bench lot that gets worked over regularly, that is a structural advantage, not a talking point. Aluminum will not rust and holds a factory finish through Utah sun with very little from you, which makes it one of the least demanding materials available.
The obvious limitation is that neither one gives you privacy, which for many yards is the entire reason a fence is being built. Where they genuinely fit is boundary marking, containment, keeping a view intact, front yards, hillside runs and code-required barriers, including the barrier a pool requires with its own height and self-latching gate rules. Vinyl-coated black chain link recedes visually far better than bare galvanized, which is why it keeps showing up on back property lines.
Composite fencing blends wood fiber with plastic to land between the two: it aims for the look and mass of wood without the staining schedule. It is heavier than vinyl, it does not need a finish the way wood does, and like every material here it depends on quality and formulation for how it handles sustained ultraviolet exposure. It is worth asking a contractor what they have installed, how those installations have held up locally, and how the panels behave in wind, since a solid composite run is still a solid run.
The way to decide is to answer four questions in order and let them narrow the field. What is the fence for: privacy, containment, boundary, or a required barrier? How exposed is the site to wind? How much ongoing maintenance are you genuinely willing to do, answered honestly rather than optimistically? And what do the city and any HOA allow for height, material and setback? By the time those four are answered, the list of sensible materials is usually short.
Powder-coated aluminum asks the least of you under sustained ultraviolet exposure, since it will not rust and holds its finish without help. Vinyl performance depends heavily on the quality of the panel and how it is formulated to resist UV. Wood will change color unless you commit to a finish and recoat it periodically. There is no single winner, only a trade between appearance, privacy and how much maintenance you actually want.
Anything wind can pass through, which means chain link and ornamental aluminum have a genuine structural advantage on exposed lots. Solid privacy panels in any material catch the full load and transfer it to the posts. If privacy is non-negotiable on a windy site, the answer is not a different panel but a better substructure: deeper posts, closer spacing, heavier framing, or a design that lets some air through.
They fail differently rather than one being better. Vinyl keeps its appearance with almost no effort and never asks for stain, but it relies on post reinforcement in wind and depends on panel quality for UV resistance. Wood costs you an ongoing finish schedule and moves with the seasons, but it can be built to any shape, height or pattern on site and is easy to repair piece by piece.
